Furniture Buying Checklist

The showroom questions that separate good construction from good marketing.

Before you shop

☐ Room measurements written down, including ceiling height
☐ Photos of the room from each corner
☐ The delivery route's narrowest turn measured
☐ Your target investment tier per piece
☐ Move-in or event date, and the latest acceptable delivery date

Questions to ask in the showroom

☐ Is the frame kiln-dried hardwood, and how is it joined?
☐ What suspension is used, and at what gauge and spacing?
☐ What is the seat cushion foam density in lb/ft³?
☐ Is this fabric solution-dyed, and what is the double rub rating?
☐ What is the cleaning code — W, S, WS or X?
☐ What is the lead time in writing, and what is the change deadline?
☐ What does the warranty exclude?

Before you sign

☐ Dimensions on the order match your measurements
☐ Fabric, finish and configuration codes are written on the order
☐ Delivery, set-up and removal charges are itemized
☐ Deposit and cancellation terms are understood
☐ Protection plan exclusions have been read, not summarized

On delivery day

☐ Path cleared and floors protected
☐ Every surface inspected in daylight before the crew leaves
☐ All drawers, doors and mechanisms operated
☐ Legs level and the piece sits flat
☐ Any damage noted on the paperwork before signing

Room Measurement Worksheet

Room, doorway, stairwell and elevator measurements in one page you can carry.

Measure in this order

☐ Measure the room — Wall lengths, ceiling height, and the position of every door, window and vent.
☐ Mark the footprint — Tape the intended furniture outline on the floor and live with it for a day.
☐ Walk every path — Confirm 30–36 inches on main routes and that no door swing is blocked.
☐ Measure the delivery route — Front door, hallway turns, stairwell width and turn radius, elevator depth and ceiling.
☐ Check the diagonal — Measure each piece height × depth diagonally; that is the number that clears tight turns.
☐ Confirm the rug — The rug should hold at least the front legs of every seating piece — ideally all four in a large room.

Write these down

☐ Room: length × width × ceiling height
☐ Doorway: width × height (with the door removed)
☐ Hallway: narrowest point and turn radius
☐ Stairwell: width, headroom and landing depth
☐ Elevator: depth, width and interior ceiling
☐ Diagonal clearance of each piece (height × depth)

Tier and expected life

☐ Occasional use: approx. $800 – $1,400 (sofa) — 4 – 7 years of light use; noticeably less under daily use
☐ Everyday quality: approx. $1,500 – $2,400 (sofa) — 8 – 12 years
☐ Primary room: approx. $2,500 – $4,500 (sofa) — 12 – 20 years, reupholsterable afterward
☐ Heirloom: approx. $4,500+ (sofa) — 20+ years with reupholstery

Rules to apply

☐ Divide price by expected years of use. That number, not the sticker, is what you are really comparing.
☐ Spend on frames, suspension, cushion density and upholstery grade — you cannot change any of them later.
☐ Save on side tables, lamps, benches and decor. Nobody notices, and they are easy to upgrade.
☐ One excellent piece plus three modest ones beats four mediocre ones in almost every room.
☐ Delivery, set-up and old-furniture removal belong in the budget from the start, not as a surprise on invoice day.

Delivery Day Checklist

What to clear, what to inspect and what to note before signing.

Before the truck arrives

☐ Confirm access — Gate list, elevator reservation and building move-in window arranged a week ahead.
☐ Clear the route — Remove door stops, wall art and rugs along the path; protect flooring at turns.
☐ Plan the old piece — Arrange haul-away, donation pickup or resale before the new piece arrives.
☐ Inspect on arrival — Daylight inspection of every surface, seam and mechanism before signing.
☐ Set the room — Place the rug first, then the anchor piece, then everything else.

Furniture Care Calendar

Weekly

Quarterly

☐ Rotate rugs a quarter turn
☐ Check and tighten leg and frame hardware
☐ Wash removable covers per the cleaning code

Twice a year

☐ Condition leather
☐ Deep clean upholstery or book a professional
☐ Inspect lanai furniture for salt residue and rust

Seasonally (Florida)

☐ Confirm indoor humidity sits at 45–55%
☐ Move upholstery a few inches off exterior walls
☐ Close blinds on sun-facing sliders when away

Downsizing Keep-or-Release Worksheet

Keep it if

☐ It fits the new room's measured dimensions
☐ The frame and suspension are sound
☐ It suits how the next home will actually be used
☐ Replacing it would cost more than moving it

Release it if

☐ It only works in the room you are leaving
☐ The repair cost approaches its replacement cost
☐ It has not been used in the last year
☐ Moving it costs more than its resale value

Decide before the movers quote

☐ Measure the new room and the delivery route first
☐ Photograph each piece you are unsure about
☐ Book donation pickup two to three weeks ahead
☐ List resale pieces before the move, not after
