Consistent, material-appropriate care is the single biggest factor in how long furniture and mattresses stay comfortable and beautiful. In Florida, humidity, salt air, and UV compound quickly — a small monthly routine prevents years of avoidable wear.

- Keep the room between 68–76 °F with humidity around 45–55%.
- Rotate cushions, pillows, and accessories on a set weekly cadence.
- Block direct afternoon sun with shades, sheers, or UV film.
- Address spills and marks within the first 60 seconds — always blot, never rub.
- 1Vacuum or dust with a soft brush attachment to remove grit first.
- 2Spot-test any cleaner on a hidden area and wait 10 minutes.
- 3Work in small sections with a barely-damp microfiber, blotting outward.
- 4Rinse residue with a clean damp cloth, then dry with a fresh microfiber.
- 5Allow to fully air-dry away from direct sun before use.
Etching is not staining
Acidic foods and drinks (citrus, wine, vinegar, tomato) etch calcium-based stones like marble even when sealed. Sealing prevents absorption; it does not prevent etching. Coasters and prompt wipe-ups are essential.
Sealing cadence
Most natural stone tabletops need resealing every 6–12 months, more often on high-use surfaces. A simple water-bead test tells you when it's time: droplets that soak in within a minute mean it's due.
What not to use
Skip vinegar, lemon, bleach, ammonia, and any 'all-purpose' spray on natural stone. Use stone-safe pH-neutral cleaners, and never scrub with abrasive pads.
Repairing etch marks
Light etching on polished marble can often be polished out with a specialty marble polishing powder. Deep etching or chips need a stone restoration professional. DIY 'sealers' won't hide etched areas.
- Dust and quick visual inspection
- Wipe high-contact surfaces with a dry microfiber
- Vacuum thoroughly including under and behind
- Check for loose hardware or joints
- Deep clean using material-appropriate cleaner
- Rotate cushions or accessories to even wear
- Professional deep clean or conditioning if applicable
- Full inspection, tighten fasteners, refresh protection
- Humidity spikes after storms — run dehumidifiers or A/C to hold indoor RH under 55%.
- Salt air within a mile of the coast accelerates corrosion and finish wear; wipe metal and hardware weekly.
- Snowbird and closed-up months are the highest-risk period; leave A/C on 78 °F and cover pieces exposed to direct light.
Well-cared-for pieces typically deliver 8–15 years of everyday performance. Investment-grade construction with a consistent routine routinely reaches 20+ years.

- Finish or upholstery damage is localized (one cushion, one panel)
- You still love the shape, scale, and function of the piece
- Frame flex, broken joinery, or repeated hardware failure
- Widespread finish, foam, or spring breakdown
