Consistent, material-appropriate care is the single biggest factor in how long furniture and mattresses stay comfortable and beautiful. In Florida, humidity, salt air, and UV compound quickly — a small monthly routine prevents years of avoidable wear.

- Address spills and marks within the first 60 seconds — always blot, never rub.

- 2Spot-test any cleaner on a hidden area and wait 10 minutes.
- 3Work in small sections with a barely-damp microfiber, blotting outward.
- 4Rinse residue with a clean damp cloth, then dry with a fresh microfiber.
- 5Allow to fully air-dry away from direct sun before use.
Two to four times a year
In Florida's A/C-dried indoor air, quarterly is right for pieces in daily use and twice yearly for occasional seating. More frequent is not better.
Thin coats only
Apply a small amount to a cloth, work it in, and buff off everything that does not absorb within 20 minutes. Excess conditioner leaves a tacky film that grabs dust and shows fingerprints.
Skip silicone, petroleum, and wax polishes
They seal the surface, block breathability, and can soften the finish over time. Choose a water-based conditioner formulated for furniture leather.
Aniline needs a specialist product
Unfinished and aniline hides drink whatever you apply and darken permanently if the product is wrong. Use the maker's recommended conditioner, and test on the back of a leg.

- Wipe high-contact surfaces with a dry microfiber
- Vacuum thoroughly including under and behind
- Check for loose hardware or joints
- Deep clean using material-appropriate cleaner
- Rotate cushions or accessories to even wear
- Professional deep clean or conditioning if applicable
- Full inspection, tighten fasteners, refresh protection
- Humidity spikes after storms — run dehumidifiers or A/C to hold indoor RH under 55%.
- Salt air within a mile of the coast accelerates corrosion and finish wear; wipe metal and hardware weekly.
- Snowbird and closed-up months are the highest-risk period; leave A/C on 78 °F and cover pieces exposed to direct light.
Test in a hidden area first
Before any new cleaner or conditioner, test on the back of a leg or behind a skirt, wait 24 hours, and check for color lift or texture change.
